Terms and conditions

Last updated: 30 August 2026 — version 2.0

Two documents apply to all quotations and agreements between VanMeer Aannemersbedrijf, ingeschreven bij de Kamer van Koophandel onder nummer 98301519 ("we") and a consumer client ("you"): the AVA Consumenten 2023 and the supplementary provisions on this page. This is a courtesy translation; in the event of any difference in meaning, the Dutch version prevails.

1. Which terms apply

We use the Algemene Voorwaarden voor Aanneming van werk voor Consumenten 2023 (AVA Consumenten 2023). This is the widely used Dutch standard for construction work for private clients, drawn up by Koninklijke Bouwend Nederland and written in plain language. It covers the quotation, build time, additional and reduced work, payment, completion, warranty and liability.

In addition, the supplementary provisions in articles 3 to 6 below apply. These add to the AVA on points that matter for our work and that the AVA does not cover.

We are not a member of Bouwend Nederland and are not affiliated with any guarantee or warranty scheme. We use the AVA Consumenten 2023 because it is a sound, balanced set of terms that is free to use.

2. Where to read and keep the terms

We send the full text of the AVA Consumenten 2023 as an attachment with every quotation, together with these supplementary provisions, so you can store them and read them again later. You can also consult the text here:

AVA Consumenten 2023 — Bouwend NederlandOfficial publication by Koninklijke Bouwend Nederland. Opens in a new window. Dutch only.

Did you not receive the attachment, or can you not open it? Ask us for a new copy before giving the assignment — we will send it straight away.

3. Supplementary provision — Cooling-off period (right of withdrawal)

This is not in the AVA, but it does give you a statutory right. Please read it.

If you conclude the agreement with us away from our business premises — for example at your home after a survey — or entirely at a distance by email, telephone or our website, you have 14 calendar days to change your mind. Within that period you may cancel the agreement without giving a reason. The period starts on the day after the agreement is concluded.

You can cancel by telling us unambiguously: by email, letter or telephone. You may use the model withdrawal form we send with the quotation, but you do not have to. We confirm receipt and refund anything you have already paid within 14 days.

Would you like us to start within the cooling-off period? That is possible, but we need your express request, recorded in writing. If you then still cancel within the period, you pay an amount proportionate to what we have carried out by that point, calculated on the agreed total price. If the work is fully completed at your request within the period, the right of withdrawal lapses; we point this out to you beforehand.

4. Supplementary provision — Additional and reduced work

The AVA covers additional and reduced work. On top of that we record how we handle it in practice, so you are never faced with a surprise.

If it turns out during the work that something needs to be added, we discuss it with you before carrying it out. We tell you in writing what the additional work involves and what it costs. If we cannot reasonably determine the price yet, we tell you how we will calculate it: the hourly rate, material costs and any surcharges. We only carry out the additional work once you have agreed.

If we have not informed you in writing beforehand about the price or the calculation method of the additional work, we do not charge you for it.

5. Supplementary provision — Materials you supply yourself

For bathroom fitting you buy the bathroom yourself and we carry out the installation. The following applies:

  • You ensure the materials are on site on the agreed date, complete and undamaged.
  • We are not liable for defects in materials you supplied yourself, nor for delay resulting from them.
  • Those materials are covered by the warranty of the party you bought them from. We are happy to help you substantiate a warranty claim.
  • If something is missing or turns out not to fit, we consult you. Extra work arising from that is handled as additional work under article 4.
  • Feel free to send us your parts list with your request. We will check free of charge whether the package looks complete — that is a high-level check, not a guarantee.

6. Supplementary provision — Questions and complaints

If you are not satisfied with the work or our service, please tell us first at info@vanmeeraannemersbedrijf.nl. Report a defect within a reasonable time after you discovered it or could reasonably have discovered it, so that we can investigate and put it right. We respond substantively within 14 days.

7. Order of precedence

If the documents contradict each other, this order applies: first the written arrangements in your quotation or order confirmation, then the supplementary provisions on this page, then the AVA Consumenten 2023. Provisions that conflict with mandatory consumer law do not apply; the rest remains in force.

8. Changes to these provisions

We may amend these supplementary provisions. The version that applied when you gave the assignment always continues to apply to an ongoing agreement.
